Maintenance Technician - Apartments (Onsite)
About the Role
We are seeking a dedicated Maintenance Technician to join our team at Trinity Management Company. This Maintenance Technician role is essential for maintaining the quality and safety of our apartment properties in Glendale, Arizona. As a Maintenance Technician, you will be responsible for completing general inspections, service requests, apartment turns, and general maintenance repairs throughout the property. This position requires a hands-on approach and a commitment to excellence in service.
What You'll Do
- Complete assigned service requests within 48 hours, prioritizing emergency versus non-emergency tasks.
- Organize and efficiently complete work orders, ensuring all necessary parts and equipment are ready before arriving at the resident’s home.
- Demonstrate competency in plumbing, heating and cooling systems, pool care, maintenance, painting, and small appliance repair.
- Ensure apartment turns are completed on or before the scheduled move-in date, adhering to company standards.
- Inspect, maintain, and repair company vehicles, power equipment, and hand tools.
- Respond to emergency calls within fifteen minutes when on-call.
- Maintain the property’s curb appeal and cleanliness of common areas.
- Adhere to all safety and compliance standards, reporting any violations to the Maintenance Supervisor or Property Manager.
Requirements
- High school diploma or equivalent is required.
- At least two years of related experience in maintenance or a similar role is preferred.
- Strong communication skills to maintain detailed daily communication with the Maintenance Supervisor.
- Ability to effectively communicate with residents to enhance customer satisfaction and retention.
- Physical ability to perform tasks such as lifting up to 30 pounds, kneeling, crawling, and operating equipment.
- Must possess a valid Arizona driver’s license and have a clean driving record.
- Flexible schedule, including availability to work weekdays, evenings, weekends, and some holidays.
- Willingness to travel occasionally to other property locations or for overnight trips.
Nice to Have
- Experience with HVAC systems and pool maintenance.
- Certification in safety or maintenance-related fields.
- Knowledge of Fair Housing Laws and OSHA standards.
